When a seller hires a Realtor to market and sell their property, the Realtor's job is to advise the seller what the fair market value is and then the Realtor must create a marketing plan for the property and market the property so that prospective buyers request to preview the property.

So what is the seller's job?  The seller must now treat their home no longer like their home but like their asset that they are trying to sell.  This means, they must keep the property in pristine shape everyday and be ready for a showing everyday.  The seller's job is to make the property available for showings so that buyers can fall in love with it.  

Remember a buyer can't fall in love with your property if they can't get inside.  Being flexible in showings will make it easier to sell your property.
